THE NEW VILLAGE

The Village at Little River will be designed to emulate a town village center. For the past two years, Beacon and Coastal have been working with Town leadership, including the Board of Selectmen, Planning Board, Finance Committee, Conservation Commission, Building Department, Fire and Police, to devise a plan that the leadership deemed beneficial to Newbury.

The architecture will incorporate features found throughout the community including dormers, clapboards, and brick where appropriate. The Village will include 52 one and two-bedroom town home and manor home style for-sale condominiums. There will also be 30 age restricted mixed income condominium flats located in a building similar to an historic New England inn. The age restricted condominiums will contain elevators and parking on the ground floor of the building.

In addition, there will be 68 mixed income rental apartments, a resident community building with pool, a senior center for all Newbury residents, a village grocer, and small retail space, plus a full service restaurant, coffee shop, and pharmacy. The small retail spaces could include convenience retailers to service the community. Lastly, there will be office space that could be allocated to professional services and others who wish to work in the community. In total, there will be 150 homes, approximately 122,000 square feet of retail space, and approximately 48,000 square feet of office space.
